Sign Up Process

Before Signing Up for a Home

  • You must be 18 years old to sign up.
  • Tour the property.
  • Review the housing contract. See "Documents."
  • Make sure you are a part of a solid group in which at least 6 people are committed to leasing the property. The rest can be added later.
  • FOR HOUSES WITH OCCUPANCY OF 7 OR MORE PEOPLE, WE WILL ALLOW GROUPS TO SIGN UP FOR A HOME AS LONG AS AT LEAST 6 PEOPLE ARE READY TO SIGN WITHIN THE FIRST 48 HOURS.
  • Signing up online is the same as signing a housing contract. As with any housing contract, once you sign up, you are legally bound. There is no grace period or cancellation policy (but there is a "Love it or Leave It" guarantee on all regular homes).
  • We rent our available properties on a first come first serve basis. We do not hold properties.

Signing Up

  • Once you decide which home you want, one group member can click the "Sign Up" button on the info page for that property. Select the available date you want and press the "Housing Contract Online" button.
  • Enter your enter name, email, and phone then follow the step-by-step directions.
  • You will be asked to the same info of the other group members (for a home that holds 7+, info for 5+ others is needed). Once their info is added, they will receive an email taking them directly to this step of the process.
  • Within 48 hours of the first person signing the remaining roommates need to sign the housing contract.* If they do not sign, at our discretion we may rent the property to a new group. However, the initial group that signed will still be under their contract  until a new group fully signs a new contract and meets the home's requirements.

    *Unless you are signing up for a home that holds 7 or more people, in which case only 6 need to sign within the first 48 hours.

  • Just as with any rental property, at the end of the sign-up process you will be asked to pay first month's rent a portion of your security deposit. This is all done online, securely.
  • Security Deposit is equal to monthly price x 1.5. this money is returned at the end of the housing contract, minus any deductions for damage. if you don't want to pay it all up front, you may space it out over 2 or 3 months for a small fee.   • It’s your responsibility to ensure you’ve toured the property that you plan to sign a housing contract for.
  • While it is true that many groups sign up for a house sight unseen (or after only seeing the virtual tour), we strongly recommend you visit the home first. We know house hunting at your school is super-competitive, but you don’t want there to be any surprises when you move in.
  • The information, images, and floor plans contained in this website about each property are believed to be true and current, but not guaranteed. We cannot be held responsible if any information on this website is incorrect. We have the right to update or change information on this website at anytime.
  • As you tour the property, it is your responsibility to verify the number of bedrooms, bathrooms, floor plan, and amenities listed herein. Upon signing up, you agree that you have toured the property and accept the property "as is." If you have any reservations about the property or expectations other than its current state, then do not sign up.

Tour 2: Before You Move In (Key Pickup Tour)

  • Shortly before move-in, representatives from your group will be required to make a second tour of the home to verify that it is habitable and clean per civil code. We require that at least 2 members of your group attend this tour.
  • If your representatives identify any uncleanliness (a cleaning vendor is often present on these second tours to do touch- ups at your request) or repair items that would render the home “uninhabitable” (e.g., a missing window screen), they will be addressed either at that moment or before move- in. We do this to make sure the incoming group does not inherit anything from a particularly dirty or destructive outgoing group.
  • Upon completion of this tour, we will give you the keys to the property.

Roommates Not For Sure Yet?

The hardest part of finding a home off campus is building a solid group of people to live there. In our experience working with hundreds of student groups, this is the part they have the most difficulty with. Even when they do have enough people, some suddenly change plans and drop out. Anytime. Sign up with confidence. If your plans change before move in, we’ll fully refund your payment and amend the housing contract saying you’re not on it any more. All we need to know is the info for the person taking your spot. Once they Sign Up, you're all done!

Discounted Homes

In addition to our regular properties, we have a small number of discounted properties available. These are available for a reduced price due to the presence of features that make them less desirable. For example, they may be further away from campus, have poor curb appeal, or be in need of new flooring or paint. We are usually in the process of converting them to regular homes at the fastest pace the owner’s budget permits.
  • These homes are still safe, habitable, and (at move-in) very clean.
  • The low monthly price does NOT include the 10-item package that regular homes have.

Do I Need a Parent Guarantor?

  • Homes near the following schools usually require parent guarantors.

  • If your school is listed above, you will need to print, sign, and submit a parent guarantor form within 2 weeks of signing up for your property (go to "Documents").
  • If your school is not on this list or you are not a student, it is highly unlikely that you will need a guarantor.
